Bookings create a short-term licence to occupy the property.

No tenancy or exclusive possession rights are granted.

3. Eligibility & Booking

Guests must be at least 21 years old.

The lead guest must occupy the property.

Accurate identification (photo ID) and contact details are required.

4. Payments & Booking Confirmation

Full payment is required at the time of booking.

Prices are displayed in GBP (£).

Payments are processed securely via third-party providers.

We reserve the right to cancel bookings only in exceptional circumstances (e.g., fraud, unauthorised activity, force majeure).

5. No-Cancellation Policy

All bookings are final. Once confirmed and paid, we do not provide refunds or offer cancellations under any circumstances.

Guests should ensure plans are confirmed before booking.

Chargebacks or disputes may result in:

Immediate cancellation of the booking

Liability for the full booking amount

Possible legal action in cases of fraudulent claims

6. Security Deposit

A refundable security deposit or pre-authorisation may be required.

Deductions may apply for:

Property damage

Missing items

Excessive cleaning

House rule breaches

7. Check-in / Check-out

Check-in: 16:00

Check-out: 11:00

Self check-in details will be provided prior to arrival.

Charges may apply for lost keys or unauthorised late check-out.

8. House Rules & Guest Conduct

Guests must:

Not host parties or events

Not smoke indoors

Comply with local laws

Respect neighbours and community

Not exceed occupancy limits

Non-compliance may result in immediate eviction without refund.

9. Property Access

We may access the property for:

Emergencies

Maintenance or inspection (reasonable notice given)

Suspected breach of Terms

10. Liability

Guests stay at their own risk.

We are not liable for loss, theft, or damage to personal belongings.

We are not responsible for service interruptions or force majeure events.

Liability is limited to the total booking value, except for death/personal injury caused by our negligence.

11. Force Majeure

We are not responsible for delays or failures due to events beyond our control, including natural disasters, pandemics, or utility failures.

12. Lost Property

We are not responsible for items left behind. Recovered items may be returned at your cost.

13. Website Use & Intellectual Property

All website content is owned by Concept Residential LTD.

Content may not be copied, reproduced, or used without permission.

Misuse of the website may result in legal action.

14. Governing Law & Jurisdiction

These Terms are governed by the laws of England and Wales, and disputes fall under the exclusive jurisdiction of the English courts.
